Our holiday homes at Chichester Lakeside is set with breathtaking scenery and is surrounded by 11 lakes, nine of which are available for fishing. No matter if you’re a novice or experienced fisherman, Chichester Lakeside Fishing will delight you.
Fishing is one of the largest participation sports in the United Kingdom. It’s a long-standing tradition from the way of life that knows no limits of age or gender. It generates £1.4 billion in annual revenue. Additionally, it creates a whopping 27,000 jobs. Plus, it contributes to the nation’s economy and creates employment. No surprise that fishing is more popular than ever.
Is it fishing? Or is it angling? “Fishing” refers to the “act to catch fish’ – “angling” is “a type of fishing using lines, rods and hooks, for recreation or sports’. That’s it.
Fishing is an excellent staycation or holiday activity.
Chichester Lakeside Fishing + Holiday = Good For You
Studies show that being outdoors to fish can be beneficial. It is more natural and away from urban areas. Also, you’re close to the water, there is a well-known benefit to health and well-being. It’s a great and healthy way to spend time.
The main point is this: anywhere you fish, it’s beneficial for your health. First of all, it’s an outdoor sport, so you’re getting clean air and Vitamin D. But, even when the sun is hidden in a cloud, there’s enough Vitamin D being absorbed to make you feel good.

Chichester Lakeside Fishing – Lots to catch!
Countryside surrounds Chichester Lakeside Holiday Park, greenery and 11 lakes that span from 52 acres up to 1.5 acres. 9 of the lakes can be fished.
The lakes were first created in the 1930s and 1940s. Shortly after, they were stocked with the fish. The lakes offer a challenge for beginners to pro anglers, all the way to the avid collector of rare specimens. They are accessible with 24-hour, 48-hour, as well as 72-hour tickets (swims), as well as week-long tickets, and season tickets.
Tickets can be purchased at the Park office between 9 am and 5 pm (7 days per week) or you can pre-book your swims ahead of time (link further below).
Chichester Lakeside Fishing Requirements
UK rod licences are required wherever fishing in inland UK waters. You can buy them directly through the Environment Agency website, or at the Post Office in Chichester.
You’ll need the usual, such as an unhooking mat and landing net, and if your focus is Carp, then you’ll also need a Carp care kit. Your fishing ticket outlines specific regulations, and it’s important for anglers to follow the guidelines closely.
Fish in the Lakes
The lakes are home to several popular species of fish, including:
- Carp, with some weighing as much as 57 pounds.
- Pike, which can reach weights of up to 36 pounds.
- Bream and Tench, both of which can grow up to 12 pounds.
Rudd, Roach, and Perch are the most frequently found species across the lakes. Additionally, Eels are present in all lakes and can be caught.
The Fishing Lakes
NUNNERY
A larger 1.5 acres of water that is home to many carp with a weight up to 28lbs. Tench up to 4lbs, Rudd Perch, and Roach. It is becoming extremely weedy, and the bank is full of vegetation, and fish can be found along the edges. This is not the most difficult fishing spot.
DEEP
It’s like the name implies. Bream up to 8lb, Tench up to 9lbs, and an enormous body made up from Roach, Rudd and Perch (day ticket fishing only). Be aware that the areas for swimming along the bridal pathway are steep. There isn’t any night fishing available on the Bridleway bank.
Light floats and poles set-up small hooks with maggots, casters, and soft pellets snared on the drop are great, along with a loose feeding occasionally will keep the fish busy. It’s proved to be a popular area for young anglers, as well as the angler who wants to spend a full day fishing. It gets very wet in the summer months. Fisheries staff will rake it throughout the summer.
Quick Tip
Nunnery or Deep Lakes are suitable for Beginner and Intermediate anglers. If you are fishing for small or silver fish, there’s no need for unhooking. A pane net is fine.
TRIANGLE
Small 1.5 acre waters, which can sometimes be a challenge due to the thick weeds that grow in the summer. Carp as large as 34lbs, Tench as large as 7lbs, and Pike up to 20lbs are all possible to catch.
Fishing on the beds of granules or boilies to catch carp. Floats filled with maggots or casters, or corn to capture the Tench. In the Pike season, dead baits dyed sprats work (day tickets are only available).
COPSE
Seven acres of lake with fishing on two banks. This lake is a great test for intermediate carp anglers seeking to catch hard-fighting Commons and tough thorny Mirrors, which weigh as much as 30lbs. Average 6 feet deeper spots are available at this lake.
It’s among the top night water, and pre-baiting with particles is a great idea, particularly if a silt covered gravel patch is found. Other species could be found in the water, and it is important to be looking out for Swan mussels.
EAST LAKE
At 12 acres, it can be difficult and intermediate water to fish. It’s packed with Common Carp between 6 – 14lbs. There are bigger fish in the lower and upper twenty-somethings, with a 30-pounder named the Small Tailed Mirror. The lake produced its first common that weighed 30 pounds. It also has a large head of Tench that can reach 10lbs and Bream to 8lbs. It also has Rudd and Roach.
Night Fishing
The lake at night or during day can be a great fishing spot, and fish respond to various techniques. Small bags of mesh or pva pellets, boilies that are crushed or in their entirety with a light spodding of particles. The sweet boilies, specifically pineapples, are great choices. However, heavy baiting isn’t advised, as the fish can move all day long and aren’t receptive to massive fishing piles.
Quick Tip
A bar divides halfway across the lake. It is connected to an island that’s an ideal spot for fish. Fish can be found swimming across both sides of the bar. A walk around the other side of the lake is a good way to enjoy a more tranquil and occasionally, more productive water. It’s a great location to fish.
Bream and Tench are catchable using any method, but due to the nature of the water and characteristics, they tend to be caught using carp fishing lures or tackle. Silver fish can also be caught, but they aren’t an ideal target to catch.
It’s a great water to get started for the novice carper looking to fish, or for those looking to bend your rod. The 40 VS Mirrors were first released at the end of November in 2016 and are currently in double figures.
WEST LAKE
A medium-sized and occasionally productive river that can be dense and weedy in certain locations, you can catch from 3 banks. Carp of up to 43lbs was taken, with large amounts of Tench and Pike that could reach 36lb. Being extremely large, an hour-long time is recommended, and pre baiting with particles or top-quality Boilies could prove beneficial.
Tench can be caught from any spot along the shoreline that separates East and West. On the other hand, the north bank has proven to be a great spot to catch Carp. In winter, the bay on the bridal path has provided a few lakes with more Pike.
West Lake is a great chance for anglers eager to do nothing but sit and wait. Cow shed, as it is referred to, has seen an abundance of fish emerge from their edges. Sometimes, the population of Eels brings challenges. Because of the size of the fish, the lake is becoming more popular with session anglers.

PECKHAM BOATING LAKE
The water is clear and shallow. It has small heads of Carp up to 25lbs, Pike, as well as many Tench. Silver fish and Bream can also be caught. Fishing is accessible from the bridal pathway and the main road banks. Fishing is strictly forbidden on the road bank that leads to this park.
IVY LAKE
Fishing is not permitted from anywhere along the shoreline at any time. It is a lake for water-based sports.
NEW LAKE
There is no fishing here, as this is a protected Nature Reserve.
Fishing the Lakes – Tips
The early morning or late in the evening for Tench are great options, because the margins are deep and there is no need for a long casting. The lake is weedy, but it’s nonetheless fishable.
Floating sweet corn pellets with bands or red maggots are excellent options. You can also find clear space along the edges of the bridal path. You can also look for a boilies or even particles to find the elusive carp.
Eel Fishing
The lakes are filled with non-migratory Eels. Certain serious Eel anglers enjoy fishing the waters due to their dimensions. But they can be difficult to unhook, because they are known to eat hook baits. Do your best to get them off.
The Bailiff and his team regularly inspect the lakes. They’re experienced and knowledgeable anglers. Their advice is worth noting.
Fishing down time
Due to the sheer size of the fishery, there is always work at a steady pace. There are regrettable instances where there may be occasions where certain areas are closed to permit construction.

The Wildlife
Every lake has wildlife, and anglers are warned that during breeding and nesting season, the numbers of Mute Swans, Canada and Greylag geese in lakes can be aggressive.
When nesting, Swans will let you know, so don’t approach Cobs or Pens. Fishing anglers are advised to stay on the pathways, as well as only fishing in designated swims.
Be sure to clean up all trash and use the trash bins available. Perhaps most important, ensure you do not discard hooks or lines. It’s not just you who uses the lakes.
Getting to the Lakes
Although the lakes for fishing are on site, they’re not always an easy walk away. Therefore, we recommend a short drive from the park, and then returning via an entry point different from the main entrance. Directly outside the reception building is a sign that outlines and shows the location of lakes.
To get easier access to the East and West Lakes, you can drive to them. Head out of the main entrance and turn right. Follow the road for a mile, and you’ll reach a mini roundabout at the Walnut Tree pub. Here take a right. Continue for around a half mile, you’ll see a pedestrian crossing and a school on your right-hand side. On the bend, take a right down along School Lane and head down the track over the 3 speed bumps. You’ll see a signed entrance, turn left here, and drive down the tree lined track to arrive at East Lake.
Access from Chichester Lakeside Holiday Park
From inside the holiday park, you can access the lakes. There is a walkway and electronic gate to the immediate right of Copse 28a. You’ll need a fob to activate the gate locking mechanism.
While you’re fishing, remember there is lots of things for the rest of the family to do, either on the holiday park or plenty of fun family days out in Chichester to enjoy.
Chichester Lakeside Fishery Rules
Swimming must be booked in advance. Go here fishingticket.com or here.
Payments can be made through fishingticket.com only. The fishing bailiffs on patrol can’t accept payment at the bank.
24hr, 48hr or 72hr sessions begin at 9:00 hrs and last until 8:30 pm. A 30-minute gap stops traffic from crossing.
Safety
Make sure to wash your hands often, but be aware not to injure living things in water using disinfectants. (Be careful of hand sanitiser.)
Safety First!Be sure to obey the Safety Signage and instructions given by Park / Fisheries staff. No entering the water.
Anglers must adhere to safety rules and also of their children if they are accompanied. Fish cannot be removed from the site.

Anyone 16 or older must possess the EA Rod Licence (these licenses are available for purchase via the EA website or at a Post Office).
Fishing gear
It is important to have a suitable landing net or unhooking mat, and if you’re fishing to catch Carp or other fish, you should have a Carp Care Kit.
Barbed / Micro Hooks with Barbed only. There are no bolt or fixed rigs.
All fish released as fast as possible. No nets.
Rods should be secured throughout the day. Your rods are your sole responsibility.
Anglers who are less than 16 years old must be accompanied by responsible adults.
Not allowed
No Bait Boats. No artificial or floating baits. Pre-baiting is prohibited with large amounts of Boilies or particles within the East Lake.
Tickets are priced by the lake. Tickets cannot be transferred between lakes.
There are no boats grills, fires, laser pen, guns, alcohol, radios, or loud sounds permitted.
Please use your discretion when parking and do not litter.
There is no Pike fishing between March and October.
It is the Reception Office bookings records that confirm the authenticity of all payments. All payments that don’t have receipts must be discarded.
